Raul + Patricia: Proud Owners of a Denver Townhome!

Congratulations to Raul and Patricia for closing on their first home in Denver!


I met Raul and Patricia at an open house in January. We connected over conversation about Denver neighborhoods and learned that we had a mutual friend! I love how small the world is. :) They had just started the process of exploring homes and were recently pre-approved. They really liked the Sunnyside and Highlands area, but were renting in Green Valley Ranch, which was close to Raul's job. We decided to meet again to determine if we'd be a good fit to work together.


After chatting, they discovered that their ideal price point for a newer townhome would put them closer to the neighborhood they were already renting in!


Their new home needed:

2-3 bedrooms

2+ bathrooms

2017 or newer build

This particular process was unique because we ended up not having a discovery day to explore neighborhoods and home styles. Raul and Patricia knew what they were looking for and were already in the right neighborhood for the home style, build year, and price point they desired.


They kept a close eye on the homes for sale in their neighborhood and popped into open houses. If the home was worth pursuing, I'd schedule a time to tour with them! Raul and Patricia kept a close eye on homes for sale in their neighborhood and we toured each of them as they became available. We looked at only a handful of homes before the right one came on market.



The under contract process was smooth and straight forward. The home was fairly new and only a few minor issues were found at inspection. We quickly came to an agreement and moved on to the appraisal process. This was my very first time coming in low on appraisal. I always run comps on a property before we submit an offer, so that my clients have a grasp on the range they can navigate within. The home was listed at $435,000, but we believed it would appraise between $420,000-430,000. My clients opted to offer $430,000 and ask for seller concessions. The home appraised at $420,000 and we were able to negotiate that the seller drop the price!


In all, my clients entered their new home three weeks after going under contract, with $15,000 off the original price and $2,700 from the sellers to cover the overlap of rent during their first month of homeownership.


Raul and Patricia decided to buy because they know the power of owning real estate. They had bought and sold in Chicago before relocating to Denver and wanted to prime their future for retirement with a fixed payment on an appreciating asset.


I am overwhelmed with gratitude when I meet my buyers at the closing table, whether its their first home or their fifth. Raul and Patricia's closing was no exception!
